The name Antico Ceraso derives from Latin: Ceraso is in fact Cherry in Italian and is a term still used in the local dialect to indicate cherries. The villa owes its name to a centuries-old cherry tree that has long characterised this property and even gave its name to this area. The old cherry tree is no longer there but the park still impresses people with its oaks and huge maritime pines that give the property a special charm and unparalleled natural shade, delightful in the hottest months of the year. Despite being located in a residential area of the countryside, you feel you are immersed in a real natural park: the large shrubs and tall hedges that adorn the fence provide perfect privacy to the villa that welcomes us with its spaciousness and elegance. Large windows and French windows characterise the entire façade of the open-plan dining and living room, giving brightness to the house which combines a modern furnishing style with original elements from the 1950s. The ideal outdoor dining area is on the terrace, accessible from all the living area. The five bedrooms, all with ensuite bathroom, make it the ideal location for families and groups of friends. The park allows you to fully enjoy life in the open air. The two gazebos, a convenient outdoor masonry kitchen, relaxation corners with panoramic benches, children's games, a ping-pong table, the gym and the beautiful swimming pool with hydromassage make it an ideal destination for fun and relaxation and for exploring the enchanting surroundings. The villa is located in a residential area but enjoys privacy and tranquillity and is just a few minutes from Grottaferrata and Frascati where all useful services, shops, supermarkets and restaurants can be found. The villa is located less than 30 km from Rome, in the heart of the Castelli Romani Regional Park: this area has historically been a favourite destination for Romans to leave behind the hustle and bustle of the city, to breathe healthy, fresh air and to enjoy the food and wine excellences that this area has been offering for at least two millennia.
Interior:
The villa of about 500 sqm is spread over three floors and is accessed via an imposing front door which leads into the main entrance and then to the dining room, connected to the kitchen, and to the lounge area with sofas, armchairs and fireplace. Large windows and two French windows characterise the entire façade of the open-plan living area. The floor is completed by a guest bathroom, a double bedroom with ensuite bathroom with shower and a double bedroom with ensuite bathroom with tub. From the entrance, the internal staircase leads up to the first floor comprising a double bedroom with walk-in wardrobe and ensuite bathroom with tub, two twin bedrooms with ensuite bathroom, one with tub and the other with shower, and a room used as a study with desk. From the entrance, the staircase leads down to the lower floor with the TV room and the gym, equipped with a bench, multifunction station, treadmill, weights and dumbbells and a bathroom with shower. All rooms have direct access to the outside: thanks to the position of the house, which follows the terracing of the land, you will find yourself on another ground floor with a portico and a pool with a fountain in front. The floor is completed by the laundry room. Air conditioning in the bedrooms in the living area and in the tv room.
Park:
The park for the exclusive use of guests is completely fenced and designed to guarantee total privacy and full use of all the set-up spaces. It extends over an area of approximately 3000 sqm consisting of a rich vegetation of shrubs, bushes of herbs and colourful plants of all kinds. Large areas of lawn are shaded by holm oaks, cypresses and, above all, by large maritime pines, centuries-old trees that make the garden a real park where one can enjoy the coolness of natural shade. Olive and fruit trees such as cherry, medlar, apricot, almond, plum and fig are surrounded by colourful plants that embellish the garden such as lavender, irises, hydrangeas, barnium roses, magnolias and camellias. The property is accessed through two driveway gates, after which the parking area begins: a large gravel area with at least 6 uncovered parking spaces, partially shaded by large shrubs, in front of the main entrance covered by a canopy and characterised by the imposing front door. To the left of the entrance is the part of the garden with children's games, shaded by large trees. A flight of steps leads to the garden at the back of the house, with a large pool with a fountain, a wooden gazebo with sofas and, on the right, another wooden gazebo with a convenient outdoor masonry kitchen area equipped with sink and infrared barbecue set on a marble surface. The gazebo is furnished with tables and chairs. Several benches will allow you to enjoy the view of the surrounding countryside. Inside the property there is also a small chicken coop, hidden among the hedges in a secluded corner of the garden, about 40 meters from the house, which will in no way disturb you during your stay.
Swimming Pool:
The swimming pool, immersed in the greenery of the park, is located on a slightly lower level than the house which is about 40 m away and can be reached along various routes: gravel path, terracotta steps and lawn. Rectangular and measuring 5 x 10 m with the depth varying from145 to 185 cm, the pool is accessed down a step that leads to an initial platform 45 cm deep. The pool is lined in stone-effect PVC with a travertine edge and has clorine purification and internal lighting. It is equipped with hydromassage with relative platform and an automatic cover, adopted mainly for the safety of children and which allows the pool to be kept perfectly clean and at a pleasant water temperature even in the less warm months of the year. The terracotta-paved solarium area is illuminated and equipped with sunbeds, swing, benches and umbrella. There is also has an outdoor cold-water shower and a bathroom for use of the pool. The swimming pool will be open from the last Saturday in April to the first Saturday in October.
