HOW TO CHECK-IN
Check-in at the property is allowed only after all guests have been registered and the contract has been signed. The standard check-in window is from 4:00 PM to 8:00 PM; guests are kindly requested to send a message at least 12 hours in advance, specifying a 30-minute time slot for their expected arrival.
For late check-in, availability must be confirmed by sending a request to the House Manager.
Where available, guests may opt for self check-in; however, in this case, they must contact the property to arrange an in-person meeting within the following 24 hours.
GET YOUR KEY
KEY DELIVERY UPON ARRIVAL
The keys will only be handed over once the guest registration and contract signing have been completed. Please check your messages to verify and arrange the key handover details.
We remind you that, by law, an in-person verification of all guests' documents is required. Where available, self check-in is allowed solely to facilitate entry when guests do not communicate or do not adhere to an arrival time. However, it must be followed by an in-person meeting within 24 hours of arrival (or within 6 hours if the stay is for one night only).
KEY MANAGEMENT
Pay attention to the keys to the house. In the event of loss or non-delivery of the keys, a fee will be charged (see general terms and conditions) for the replacement of the lock as they are forced for security reasons.
RETURN OF KEYS AT CHECK-OUT
At the end of the stay, the keys must be returned following the check-out instructions. Generally, if recovered from the locker, they must be put back in the locker. If you don't remember the code, please contact us.
CITY TAX
The municipality where you will be staying requires the payment of a Tourist Tax. Our policy is to collect the tax via credit card during the online check-in process.
It is also possible to pay directly at the property, but in this case, an additional service fee may be charged for cash handling. Please contact us to verify the cost and payment details.
PROPERTY RULES
NO SMOKING: smoking is strictly forbidden inside the apartment. In case of violation, an amount of € 100.00 will be charged.
NO BRINGING IN ANIMALS: UNLESS EXPRESSLY INDICATED AND AGREED, IT IS STRICTLY FORBIDDEN TO BRING ANIMALS INTO THE APARTMENT. If it is agreed, it is always necessary to notify them of their presence, and check that you have paid any additional cost. It is strictly forbidden to leave animals unattended in the house and/or let them climb on sofas or beds.
QUIET TIME: Unless expressly indicated otherwise, the quiet hours must be respected, from 10:00 pm to 8:00 am the following morning. Any breach will be considered a breach of Article 6 – Obligations of the Tenant of the Contract.
HEATING AND COOLING MANAGEMENT: The price of the apartment has been calculated taking into account a conscious use of energy. It is strictly forbidden to keep the heating and cooling on with the windows open, to raise the temperature above the limit of 22° C or to cool below 18° C. We remind you that national legal provisions and those dictated by the WHO (the World Health Organization) indicate that the ideal temperature to keep at home must be around 20° C, with an oscillation of +/- 2° C. In case of special needs, you can request the possibility of exceeding these limits, notifying the House Manager and paying the price difference of € 10 / day.
SEPARATE WASTE COLLECTION: to reduce the environmental impact and comply with current regulations, it is necessary to carry out a correct separation of waste by following the instructions in the apartment. If not present, the general rule to be respected is the division into separate bags of plastic and cans, paper and cardboard, glass and finally general waste (including organic). For stays of 1 to 3 nights, we recommend leaving rubbish inside the apartment. Our cleaning service will dispose of it. For stays of 4 nights or more, you can dispose of your waste yourself by following the instructions that can be requested from our House Manager.
USE OF THE FIREPLACE: (if available) unless expressly indicated and agreed, the use of the fireplace, wood stoves, pellets or electric heaters is strictly prohibited. Any breach will be considered a breach of Article 6 – Obligations of the Tenant of the Contract.
CONDOMINIUM REGULATIONS: if the apartment is within a condominium, compliance with the condominium regulations is mandatory, with particular reference to quiet hours, parking areas, access to the condominium garden, garbage management. This regulation can be found at home, or in the absence of a paper document it must be requested from the House Manager.
CHECK-OUT: The apartment must be left in good condition. In particular: if plates and dishes have been used, these must be cleaned and tidied up; If furniture or furnishings have been moved, they must be put back in their place. Respect the check-out time by closing doors and windows, and notifying the house manager when you are leaving the house to allow check-out checks. If something has been broken or lost, notify us promptly. Any breach will be considered a breach of Article 6 – Obligations of the Tenant of the Contract.
PAYMENT
If the booking is made through online platforms (such as Booking or Airbnb), payment is processed through the platform itself. Guests only need to pay for any requested extras and/or the tourist tax if it has not been paid through the platform.
For direct bookings, the reservation is confirmed upon entering the guests' details, signing the contract, and providing credit card details for payment (30% deposit upon acceptance, an additional 50% deposit within 20 days of arrival, and the remaining 20% balance within 5 days of arrival).
OTHER IMPORTANT INFORMATION: at check-in you will be required to show an identity document for each guest and a credit card as a guarantee. In Italy, recognition is provided in the presence of guests. Nativoo provides the following methods: 1. at the time of entry, if during the online check-in you indicate an arrival time (which must be between 16:00 and 20:00). 2. By arranging a meeting even after self check-in, either at our offices or at the facility where you are staying. In any case, the recognition must be performed within 24 hours of entry (or 6 hours if the stay is for one night).
