La Villa springs from the structure of an old farmhouse dating back to the eighteenth century which, thanks to the care of the current owners, has been restored to new and brilliant life. Villa Panorama is also perfectly located to enjoy Andrea Bocelli's summer concert at the nearby "Teatro del Silenzio" honorary President: the tenor Andrea Bocelli. Its pleasant hillside location allows it to dominate the beautiful panorama over the expanses of olive trees that cover much of the property and which produce an excellent extra virgin olive oil. The farmhouse has been completely revisited following a accurate design that has perfectly combined tradition and modernity and which responds to specific choices of functionality and of sophistication at the same time. The renovation has been implemented, in fact, in accordance with the principles of green building and eco-sustainability, characteristics which contribute to significant energy saving and improve the liveableness of the environment in full ecological respect. The architectural choices of the restoration, however, have followed the classic spirit of the best Tuscan tradition, in fact, externally, the open-face walls are in stone while, inside, the spacious rooms of the living area, all facing on to the garden, are connected by arches with vaulted ceilings (terracotta tiles and iron girders) and have fine natural terracotta floors. All the rooms have been lightened with luxurious furniture, whose design is inspired by refined modernity, and the furnishings are simple and elegant with touches of country chic inspiration, in perfect harmony with the pastel shades of the walls, and with fine decorative details that enrich every corner of the house, creating a warm and hospitable atmosphere. Another highlight of this beautiful house, in which the standards of quality and comfort attain a rare excellence, is the fully equipped fitness area with whirlpool tub in the centre from where, thanks to the large windows surrounding it, guests can admire the beautiful panorama all around. From La Villa, hidden from view yet only a few metres away from the centre of Chianni, guests can easily get to the many destinations of great artistic and cultural interest, like the Tuscan towns of Pisa, Lucca, Florence, San Gimignano, Volterra and Siena, and also to some of the famous spas in the vicinity, like Casciana, Uliveto and Montecatini, as well as the beautiful beaches of the Livorno shore and of Versilia.
The three-storey house is set on two levels on sloping ground, with direct entrance from both the ground floor and the basement. The main entrance on the ground floor opens into the living area composed of a large lounge with satellite TV and fireplace, a dining room and a modern, fully equipped kitchen with central island. The rooms have French windows that allow access to the furnished outside areas. The lounge leads to the fitness area equipped with whirlpool tub (TUB NOT AVAILABLE IN THE SEASON 2020 FOR COVID), Turkish bath and chromo-therapy shower, completely surrounded by large windows facing the garden. The floor is completed by two toilets one of wich for disabled people. The sleeping area on the first floor is composed of two twin bedrooms (with joinable beds) with ensuite bathroom with shower and four double bedrooms (one with king size bed) with ensuite bathroom, three with shower and one with shower and tub. And finally, on the same floor, is a cosy reading room. A spiral staircase, situated to one side of the fitness area, leads down to the basement, also with separate entrance, composed of a double bedroom, a bathroom with shower, a functional kitchenette and the laundry.
THE PARK
The property covers about 30 hectares divided between the olive grove and a thick wooded area composed of oaks and holm oaks and dotted with footpaths. The park around the house, about 3 hectares, is fully fenced-in and equipped with alarm; here areas of lawn bordered by colourful aromatic bushes, fruit trees and olive trees alternate with paved areas. Near the kitchen is a small vegetable garden with a wide range of herbs to enhance the typical Tuscan dishes together, perhaps, with the good oil produced by the farm and next to it is the patio with the sitting areas. The outdoor dining area, in front of the kitchen, is protected by a brickwork gazebo complete with pizza oven and brick barbecue, the ideal place for cookouts in the company of friends, immersed in a peaceful and friendly bucolic atmosphere. Finally, to ensure space for meditation and outdoor relaxation, two sitting areas, furnished with sofas and armchairs, have been set up in front of the French windows of the living area. The completely enclosed, rectangular-shaped, infinity pool occupies the furthest terrace of the property through a specific design choice, setting it in a private position, with sun all day long and looking out over the enchanting country and wooded panorama against the backdrop of Volterra. About 80 m from the house, it is reached via a driveway paved with faux antique stone and then a flight of steps preceded by a gate for child safety.
THE SWIMMING POOL
The pool is lined with a blend of assorted iridescent green-brown mosaics which, with the border of nut-coloured travertine, confers a delicate and more natural shade of green to the water, creating a perfect harmony of colour with the surrounding vegetation. The pool measures 7 x 14 m with a constant depth of 1.5 m and has a ladder for access to the water. The pool runs on a new cleaning system which uses small doses of clhorine and has both internal and external lighting. The solarium area is paved in stone and is bordered by fragrant, colourful cushions of lavender and rosemary and is furnished with elegant sunbeds. There is a hot and cold water shower and a minibar. The pool is open from the last Saturday in April until the first Saturday in October.
