Antica Filanda is an enchanting and characteristic residence located on the edge of the village of Santa Firmina, an ancient center just 3 km from the center of Arezzo. The architectural restoration, designed and cared for by the St. ArK architecture studio, owner of the building, has skilfully recovered an ancient factory for the processing of wool down to the smallest detail. Made mostly with recycled materials, it has kept the original structure readjusted, where necessary, to today's use. Elegantly furnished with antiques and modern pieces, it represents an excellent compromise of architectural and furnishing solutions that combine ancient and modern in a very pleasant and unique environment. Although inserted in the context of the historic center of the village, the property overlooks the luxuriant Bagnoro valley and is certainly the ideal place to enjoy the tranquility of the Tuscan countryside without giving up the numerous services located in the immediate vicinity. On a large garden, in a panoramic area, barbecue and swimming pool offer relaxation, pleasure and fun.
Interior:
The house has two floors; the main entrance on the ground floor leads to the large living room with open-plan kitchen and lofts. On this floor are also: a bathroom with tub and shower, a wine tasting room, a double bedroom with study-anteroom and a bathroom with shower. In the large living room are two separate lofts reached by separate stairs; one of these is constituted by two double bedrooms and a toilet. The other wing of the living room, also with a loft, is situated above the kitchen and is used as a small study. The kitchen has access to the portico outside with table, chairs and brick barbecue. The living room has another exit to the garden in front. From the main entrance a stone internal staircase leads up to the first floor with two double bedrooms (one with dividable bed) with ensuite bathroom with shower; one of the rooms has a small sitting room. Air conditioning only in the bedrooms.
Park:
The garden, well inserted in the small village of Santa Firmina, within the enclosing walls of the property, is divided into various areas. At the center of the courtyard in front of the villa, among pear trees, olive trees, cypresses, lavender and rosemary bushes and aromatic plants, there is an ancient stone basin with an iron railing-parapet. In the right wing of the property there is the swimming pool area with the old lemon house (not open to guests because it is used as a technical room) and a large solarium area furnished with gazebo, tables, chairs and sun loungers near the pool. In the portion of the garden located in front of the villa there is a gazebo with a round table and chairs and on the opposite side, in front of the kitchen, another gazebo shades a rectangular table with chairs, ideal for outdoor lunches and dinners.NB: It should be noted that the photo shoots are usually made in spring, therefore the colors and blooms of the gardens, lawns and parks may be different at the time of your entry into the villa.
Pool:
Open from the last Saturday of April until the first Saturday of October, the swimming pool is located in a secluded wing of the garden, inside a fence wall. It is located on the same level as the villa and is about 20 meters from the house. The shape of the pool is rectangular with dimensions of 8.50 x 4.80 m and is equipped with Roman steps for access to the water and an internal bench, the depth ranges from 1.15 to 1.40 m. The tank is lined with PVC and the water is purified with chlorine. The outer edge is in terracotta. All around develops the solarium area, furnished with sun loungers and deck chairs. On one side of the pool is the gazebo with sofa, armchairs and coffee table. The pool is equipped with an external cold water shower.
