Podere Le Caprarecce is an old stone farmhouse, the result of the recovery of a late nineteenth-century agricultural residence, originally composed of a first residential floor, a stable on the ground floor and a sheepfold (from which it takes its name) located at a twenty meters from the main building. It has been renovated by salvaging the original materials integrated by local handicraft products, giving life to the farmhouse and annex: barberino stone for the walls, antique terracotta floors, exposed chestnut ceiling beams. Podere Le Caprarecce is immersed in the rolling countryside of cultivated and tree-planted terrain with vines and olive trees in the wine area of Morellino di Scansano, with the maquis that nourishes and designs the typical hilly Maremma morphology on a mountainous ridge that forms the watershed between the Ombrone and Albegna rivers. A location that permits you to range from the slopes of Monte Amiata to the beaches of the Tuscan coast passing through the Maremma countryside, to travel along winding panoramic roads to explore medieval villages such as Montalcino (49 km), home of the renowned Brunello wine, to benefit from the thermal waters of Saturnia (39 km), Bagno Vignoni (55 km) and Bagni San Filippo (61 km), and to visit towns of inestimable architectural beauty such as Grosseto (26 km), Massa Marittima (73 km), Siena (76 km) and Orvieto (99 km). From Podere Le Caprarecce you can get to the most beautiful and renowned beaches of the Maremma Tyrrhenian coast such as Castiglione della Pescaia (51 km), Talamone (50 km), Monte Argentario (68 Km), with Porto Ercole, Porto Santo Stefano and embarkation for the islands of Giglio and Giannutri, Punta Ala (70 km). Nearby Baccinello (2 km) has a post office, a small grocery shop, a bar, a restaurant, a pizzeria and a bus stop. Grosseto (26 km) guarantees all other services: banks, ATMs, railway stations, hypermarkets, shopping centres, spas, tennis clubs, riding club, golf club and hospital. 20 metres from the property is the neighbour's house with his dogs.

Interior:
Podere Le Caprarecce consists of two independent buildings, 20 m apart. The FARMHOUSE has two floors connected by both internal and external stairs. The main entrance on the ground floor, from the garden on the side of the pool, leads into the dining room with Smart TV, armchairs and dining table; from here you accede to both the kitchen and the study, both with direct exit to the poolside of the garden. The floor is completed by a bathroom with shower and washing machine and a small under-stair cupboard used as storage. From the dining room, a terracotta staircase goes up to the first floor with two double bedrooms and a bathroom with shower. From the first floor hallway, a brick and stone staircase leads down to the driveway on the side of the gate and the annex. The ANNEX entrance leads into a sitting room with kitchenette, dining table, sofa and digital terrestrial TV. Facing the sitting room is a double bedroom with exit to the garden, a twin bedroom with exit to the small entrance porch and two bathrooms with shower. All the fireplaces are ornamental. All the bedrooms have air conditioning with independent control units. (Please note that the fireplaces are ornamental).
Park:
The partially-fenced property with low walls, hedges and wire mesh extends over a terrain of 5000 sq m. The part surrounding the houses is covered in lawn and planted with cypresses and oaks which guarantee pleasant shaded areas; there is also oleander, helichrysum, rosemary and laurel to perfume the summer air. In the remaining sloping-down part of the terrain are olive trees and shrubs typical of the Maremma area. Between the house and the annex is an American vine-covered pergola with table and chairs set up for alfresco meals. Within the property is space for 4 cars to park, both along the cypress and gravel driveway and in a more concealed area at a lower level with respect to the pool. Access to the property is via a manual-opening gate which is recommended to always keep closed because in the area abound pastures with flocks of sheep led by Maremma shepherds. In the sloping-down part of the park below the swimming pool are a ping-pong table and table football, as well as a basketball hoop on the annex wall. Beneath the pool is a storeroom for private use for the technical compartment of the pool and for the storage of farm tools and machinery.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is 20 metres from the house and at the same level as it. Rectangular and measuring 8 x 4 m with the depth varying from 1.40 to 2.20 m, it is lined in sky-blue PVC and has chlorine purification and angular Roman steps for access to the water. The solarium, in decking and non-slip porous stoneware, is equipped with sunbeds and umbrellas; the lighting is both inside the pool and in the solarium. The swimming pool, overlooking the Maremma hills with beautiful sunsets, is available to guests from the last Saturday in April to the first Saturday in October.
