Villa Gaius stands in the green of pine forest and Mediterranean scrub, in an elevated position from where you can admire the view of the sea below. The villa, which dates back to the end of the 19th century, was renovated in 2004 by the current owners, preserving and enhancing its original Art Nouveau style but also modernising the building by equipping it with modern comforts. The Art Nouveau style, widespread in this area of Tuscany at the end of the 19th century, is immediately evident as soon as you pass through the entrance gate, in the well-organised garden characterised by lush vegetation. Going up a few steps, we find ourselves in front of the entrance to the villa where the Art Nouveau style is immediately noticeable: in the pale yellow of the external plaster, in the elegant balustrade with small columns that delimits the external entrance area and in the refined finishes of the balconies and windows. Past the main door, the warm and welcoming colours of the walls and the large windows that brighten the whole area make you feel immediately at ease. The rooms are simple and refined, in typical Tuscan style, with tasteful finishing touches such as marble and precious parquet. In the entrance hall is an elegant marble staircase with wrought iron railing that leads to the upper floors. Extremely characteristic is the typical panoramic turret, used as a study, with large windows that give you a 360ยฐ view of the surrounding area, stretching to the sea. Another characteristic element of this property is the beautiful veranda enclosed by large bright windows finished in wrought iron, a true winter garden, where the dining room has been set up with an elegant marble table where you can enjoy convivial moments in every season of the year. The property includes a small SPA (extra for a fee) with Turkish bath and sauna to give you a pleasant moment of relaxation.

Interior:
The villa has 2 floors with a third leading to the panoramic turret. Past the entrance gate, a few steps lead up to the main door which then leads on to a large living area with fireplace and communicating, via a sliding door, with a small dining room connected to the well-equipped kitchen leading to the veranda, which is used as the main dining room. Also on the ground floor are a guest bathroom and a cosy TV room with bookcase. Going back to the hall we come to the marble staircase leading up to the first floor, composed of a double bedroom with a small covered terrace and ensuite bathroom with tub, a double bedroom located in the loft which is reached via wooden stairs and where we find a double sofa bed, a double bedroom with queen size bed, a bathroom with tub and shower head and a double bedroom with small terrace and ensuite bathroom with tub and shower. From this last room, wooden stairs lead up to the panoramic turret consisting of a study with desk and sofas. The property is completed by the laundry area with washing machine and dryer, located in a basement room and accessible from the outside. Upon request, the property is equipped with a SPA, with sauna and Turkish bath, in the external area. Air conditioning only the bedrooms.
Park:
The beautiful garden surrounding the property extends for about 900 sq m and is partially fenced and entirely passable. Just past the entrance gate is a handy parking area where you find yourself immediately immersed in Mediterranean pines. The garden is well organised with several islands delimited by a brick kerb and rich in typical Mediterranean scrub with beautiful palm trees that stand out, giving the garden a very elegant appearance. In the midst of this luxuriant greenery are the colourful notes of the mimosa trees and other flowering plants. This luxuriant vegetation provides many shaded areas where you can enjoy moments of relaxation and savour the quiet of this place. There are also flowerbeds with ornamental plants, as well as various aromatic herbs that line the path leading to the back of the villa. In front of the main entrance is an external gravel area, accessed by stone steps and bordered by a balustrade with small elegant columns, tables and chairs. In front of the veranda is the outdoor dining area, tiled and delimited by a balustrade with small columns, equipped with umbrellas, dining table and a cosy sitting area. Going down the gravel path, just a short distance from the outdoor dining area, is the built-in barbecue and wood oven. At the end of the garden is another covered parking area, shared with the owners. The entrance gate is shared with the owners, who live in an annex adjacent to the villa but separated by a fence.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located in the area behind the villa, along the boundary wall and is reached from the veranda along a gravel path following the perimeter of the property, then up a few stone steps to access the solarium area. The pool area is bordered by a stone wall and ornamental plants and surrounded by tall trees to ensure privacy. The rectangular infinity pool, measuring 11 x 4 m with the depth varying from 1.20 to 1.90 m, is lined in tiles and has chlorine purification, internal lighting, a ladder and a diving board. The paved solarium area is equipped with sunbeds, a large umbrella and a hot and cold-water shower. Next to the pool area is a handy wooden changing room. The swimming pool is open from the last Saturday in April until the first Saturday in October.
